Baywoods of Annapolis is a continuing care (assisted living and nursing) facility constructed in 2004. The subject premises consist of three structurally isolated buildings:
- A common area housed in a three-story structure of post-tensioned concrete construction.
- North and south residential wings, having similar post-tensioned structures and prefabricated cold-formed steel truss roofs.
- And a garage wing. This also has post-tensioned concrete construction. Over a portion of the garage wing, a nursing area is of structural steel and metal stud construction.
KPA reviewed design and construction documents for the building, performed several site visits, and attended meetings with representatives of Baywoods. Based upon the information garnered here, we investigated areas of structural concern, including:
1. Cracking at masonry partitions;
2. Cracking in garage columns ;
3. Cracking at garage ramp beams;
4. Cracking at the northeast garage stair;
5. Water penetration through the garage
6. Failure of expansion joints
KPA prepared a report outlining the findings of our investigation, as well as recommendations and opinions of cost for their repair.
